Bring Back New Starter Homes
"The problem with housing is that there isn’t enough of it. Government shouldn’t care who buys it. It should be looking for ways to make it easier to build more of it, which will mean getting out of the way."

Single-family permits, the main source of homeownership opportunities, are down YoY. The lack of housing supply remains the most pressing challenge facing policymakers and aspiring homebuyers. Supply-side solutions must remain the focus of policymakers at all levels of government.
Reaction: Housing Permits and Starts Climbed in September, Dipped in October

Let's look at MSP:

#14 for single-family home prices, +2% YoY (+.3% US Average)

#9 Multi-fam rent, +3.7% (+1.5% US Average)

Pricing out families is not MN exceptionalism

If you are wondering what single-family rental ownership looks in MN and the Twin Cities, AEI reports we are far below the national averages across the board.

Not only will this not move the needle across the U.S., but its impact will be even less locally.

The Cause?

"Many different factors can contribute to local housing shortages, including population growth, slow building, restrictive zoning laws, and high construction or labor costs."

"Still, the moderate increase in for-sale housing inventory won’t be enough to make up for the 3 million to 4 million additional homes that Goldman Sachs said were needed to bring the housing market into balance."

People mandates are expensive, wasteful, and a barrier to new homes. We need flexibility instead. Baltimore gets it.
To spur housing construction, Baltimore ends parking minimums
Opinion: Parking minimums are expensive and hamper new housing. A new law in Baltimore City is right to do away with them.

Homebuying, like many industries, is shaped like a pyramid.

The greatest number of buyers is at the base of the market.

A slowdown at the lower price points negatively impacts the greatest number of buyers, leaving those homes. unbuilt.
