Your friend wants to 'go in on a house.'
Great. Are they an owner? Occupant? Investor? All three?

Map roles BEFORE you buy:
1. Who's involved
2. Who lives there
3. Who's on title
4. Who's on the loan

Skip this = legal fees, lost friendships, forced sales.
Define this = clarity.

Exactly. The key? Approach co-buying and co-ownership intelligently.

Multiple parties, joint investment, shared upside/downside risk.

Plan, structure, manage: win.

Buying together is hard.
Staying aligned is harder.

That’s why we’ve extended Governance & Agreements in Co-ownerOS™ to co-buyers (not just co-owners).

Make decisions. Build consensus. Generate agreements that are digitally signed & easy to update or re-execute anytime.

Their piece on housing's future highlighted how more friends are co-buying than ever—30% of US home sales now involve co-buyers.

Young people aren't waiting for perfect situations. They're pooling resources to build wealth together.

Will we ever get enough housing? The future holds promise
How can we achieve more and better housing? Denser neighborhoods. Smaller homes, some modular or printed in 3-D. Properties co-owned. ADUs sold separately.

The only thing 'crazy' about friends buying together (multi-party investment management) = just winging it.
Moneywise called co-buying transformative.

9 years ago, we started CoBuy from our own experience: homeownership was broken.

Sometimes the future takes a while to become obvious.

After 9 years helping families navigate co-ownership, here's what we know:

Good intentions aren't enough.

You need frameworks for when life gets complicated.

What would you have done in Maya's situation?

Today?

Three sisters. Equal owners. Zero resentment.

Because they built the structure before they needed it.

(Most families learn this lesson the hard way – through conflict)

Maya's family did something different.

They:
✓ Got the property valued
✓ Drafted a Purchase & Sale Agreement
✓ Used Co-ownerOS™ to build their framework + Agreements
✓ Agreed on everything BEFORE problems arose

It took 3 hours, not 3 months.

Sharing property isn't just about good intentions.

Who pays for repairs?
How are decisions made?
What if someone needs money?

We see this constantly: 94% of co-owners struggle without proper agreements.

Legally, it was hers.

Instead, Maya said: "This belongs to all of us."

We spoke to a group of co-owners who’d been winging it for years—no agreement, no system, just trust and a G doc.

Their feedback after using Co-ownerOS™?

‘Everything slots into place—it’s surreal.’

Common story: most co-owners want structure but don’t know where to start.

Ask yourselves:

1. Are our goals aligned?
2. Have we defined roles and responsibilities?
3. Do we have a clear system for managing finances?
Without structure, co-ownership can feel overwhelming.

But with the right systems, it can help you build a home—and a future.

Multi-generational householding allows for built in care for young and old throughout life's phases. It can be a great answer to many of today's challenges.
Multi-gen households have been around forever. For centuries, families have shared homes, pooled resources, and built their lives together.

But today’s systems aren’t built multi-gen homeownership, leaving co-owners to navigate outdated structures.

Time to reboot the system.
