It’s gone mighty quiet on the data center front in St. Louis city.

Rest assured, the wheels are in motion to push the proposed facility at #500Prospect through the city’s approval process.

One of the leaders of Green Street Real Estate Ventures has agreed to pay a disgruntled investor more than $3M to settle claims the troubled development firm did not pay out returns.

The investor could get another windfall, court records show www.stltoday.com/news/local/b...
Investor wins $3.6M from troubled St. Louis developer. More could follow.
The Colorado investor is still facing off against another Green Street partner, whose bankruptcy proceedings had slowed this case.

St. Louis #DeadbeatDeveloper Alert
Good afternoon @caraspencer.bsky.social

Quick question:
Why is the City of St. Louis Building Division processing permit applications for #3728Market ?

FYI: Phil Hulse owes $2.08 Million in delinquent property taxes (2022-24) on the Goodwill warehouse & $46K on the adjacent #3852Market (2023-24)

This week in The Armory Grift.

#DeadbeatDeveloper Green Street has data centers investor. Water & electric usage should stop this redevelopment but sadly won't because Alders rubberstamp whatever developers want.

Unpacking the property tax generation is really wild in this instance. The Armory has an activated TIF but there is a 15 yr tax abatement. And it's in the Midtown Chapter 353 area, complicating any attempt to remove the abatement and perhaps TIF. 1/

St. Louis City electeds making bad policy. Again. Support for energy sucking, polluting, handful of jobs data centers AND bailing out #DeadbeatDeveloper Green Street seems inevitable.

Just one grift after another.
UPDATE: “We want to be open for business,” said Mayor Spencer this morning.

Spencer said the city doesn't want to lose out on any potential business data center developers may bring but stressed the city needs to be "thoughtful" about addressing citizens' concerns.

St Louis City's $72,000 a year sorry assed policy maker Alders will prop up #DeadbeatDeveloper Green Street converting failed Armory development to data center AND at least one Alder thinks it's ok because public can vent at a hearing (that City will completely ignore, rubberstamp project anyway).

😡 to GreedStreet’s negligence.

Phil Hulse (GS CEO) isn’t even paying his taxes on the property to cover cost of municipal services 😠

It’s nauseating to see developers - who have received tax abatements &/or TIF/other incentives - appealing their real estate tax assessments.

Greenstreet has 6 properties on the list, inc. #ArmoryTIF & #3728Market
Phil Hulse (GS CEO) owes over $2 M on 3728 😡

Here we go again: we’re in the 6th mayoral term since GreenStreet’s development debut in the City of St. Louis.
GS projects have been backed by generous tax breaks facilitated by SLDC and approved by: appointed development boards (all)
& elected officials (some).

The #DeadbeatDeveloper owes the City of St. Louis over $2 M for three years of delinquent property taxes on the Goodwill warehouse at #3728Market

Approximately $1.2 M of this debt is owed to SLPS

It’s maddening that members of the #DeadbeatDeveloper club can walk away from debts, having received tens of millions of dollars in TIFs, tax abatements, forgivable loans, sales tax exemptions etc. from the City of St. Louis.
