Nashville's planning department has looked to other cities for best practices in how to make Nashville a more livable city. Here's another one they'd do well to emulate, especially as our commercial corridors repeatedly see shopping plazas bulldozed for housing. @metronashplan.bsky.social

I'm pro-housing.

It's hard to explain just how good that competition is for housing costs. Here's a live look:

A high-rise across the street from 1212 Laurel (Pullman) added 300 new condos just 16 months ago and another tower less than 0.5 miles away (Emory) that opened 312 more condos this year.

The most heartwarming part of all this drama is that there aren’t enough NIMBYs in his district for a recall effort - they couldn’t even get the signatures for it so the real estate agent from Franklin who led the group had to scrape up anti-housing advocates from other districts to make a fuss.
Councilmember does the right thing, increasing opportunities for housing.

Entitled homeowners don't get their way & proceed to throw a months-long tantrum.

An interesting dynamic in the apartment rental market:

Rents in the cheapest, oldest apartments (Class C) are dropping wildly!

But ONLY in cities that just delivered tons of new apartments.

Building new luxury apartments keeps the cheap ones cheap!

Nashville has a well-documented housing shortage, with one study showing a 90,000 shortfall in homes by 2035.

But Nashville also has a shortage of commercial space, leading to ever higher commercial rents & the death of small businesses in booming neighborhoods.

Franklin real estate agent living in a Nashville house her parents own is mad a big vibrant city is evolving to allow more homes for more neighbors.

If she wants the suburbs she can just go home. This attempt will fail and that failure will embolden more Nashville councilmembers to support housing.

As the people who insist otherwise try to burn the country, it's important to affirm that immigrants, from everywhere, are awesome, and America is better the more immigrants we have. You have to be just empty and vapid and unimaginably small to reject that.
