They've done their votes, wrapping things up, and the association needs extra hands putting chairs away, so we'll put our laptop down and hoist some folding plastic 💪🏼

Now a former prez of the nabe association (who also has a press pass around his neck) wants to tell the mayor a story. He's talking about goats eating backyard grass. 🐐 This is a shaggy goat story, apparently. Wait, no. It's about neighbors, cars, and wanting more housing in the neighborhood.
November 11, 2025 at 3:13 AM
The mayor has arrived and is giving a wind-up talk about his priorities (public safety, drug treatment, less red tape for businesses). That's Michael Kelly of the Sunnyside Neighborhood Association behind him

@myrnamelgard7.bsky.social is starting with some citywide overview: the big old #housing plan & @sfmta.bsky.social and BART's fiscal crisis, and the city's funding for SFUSD. She also notes a local issue: cars speeding on Monterey Blvd.

"When I moved to Calif. in the early 70s it was still hard to find affordable housing. The young people you've heard are from the entitled class who don't think they have to work hard for years" to afford a home.
November 4, 2025 at 2:01 AM
This speaker, who lives in a rent controlled building on Van Ness, says with a wave of the hand, "All these young people are complaining about affordability."

Also: "The 38 Geary is already too crowded, and you're going to put more people on that line?"
November 4, 2025 at 1:53 AM
The Bellaire Tower Homeowner Association president on Russian Hill says surrounding blocks must be capped at 40 ft: "We deserve to have that restored." The tower is a 20-story tower with 64 luxury apartments. "A typical home is a 996 sq ft, 1-bed/1-bath condo" --> www.rubyhome.com/san-francisc...
November 4, 2025 at 1:20 AM
Speaker against the Family Zoning Plan: "We need to stop the erosion of affordability in this city." Didn't the controller's report just say that the more housing SF builds, the more we can rein in housing prices?
November 4, 2025 at 1:01 AM
Sup. Dorsey calls the overall plan "the minimum" the city can do to address decades of underbuilding. For his district, the FZP will mainly affect The Hub (ie, blocks surrounding the intersection of Van Ness/Market). He's "disinclined" to support amendments to reduce capacity, such as lower heights
November 4, 2025 at 12:08 AM
@dannysauter.bsky.social reiterates his amendment (w/Sup. Sherrill) to add developer incentives to include more 2-br apartments in their plans
November 4, 2025 at 12:08 AM
Chen is back on the mic to "clarify" her amendments from the previous mtg. @myrnamelgard7.bsky.social says don't read them into the record, but discuss them at a high level. Most are related to building homes on @sfmta.bsky.social property
November 4, 2025 at 12:08 AM
@myrnamelgard7.bsky.social what your "sobering" report says to me: Zoning is one factor it takes to build out a city. Other things aren't in your report, like interest rates and funding.

@bilalmahmood.bsky.social: "the nerd in me" wants to get into the logistic regression model.
November 4, 2025 at 12:08 AM
Sup. Mandelman returns to recent changes to make development easier (like SB 79). He's double checking: those weren't a factor? Egan: Many occurred when the SF dev climate was weak; we can't see how effective they'd be in a healthier economy.

Mandelman: Why didn't you try to figure those out?
November 4, 2025 at 12:08 AM
Now Sup. Chen is asking about the report's estimate of lower prices. "I'm not impressed with the number."
November 4, 2025 at 12:08 AM
Connie Chan cites new housing in her district that doesn't show up in the report's tally for each D in recent years. Egan doesn't know why. Chan is trying to connect @sfplanning.bsky.social housing inventory with Egan's report. (The report didn't distinguish btwn affordable & market-rate housing.)
November 4, 2025 at 12:08 AM
Egan declines to answer if there are things that could boost the estimates his report produces - under their assumptions - but he notes the report also has some recommendations for general policy levers
November 4, 2025 at 12:08 AM
TL;DR: More homes and residents (lower home prices, construction) is very good for the city economy "by quite some margin" (22:1)
November 3, 2025 at 11:26 PM
Egan: supply and demand is a real thing. The more new homes built, the more prices either decline (or the more the inevitable rise in prices is suppressed)
November 3, 2025 at 11:26 PM
For every 100 units gained, 6 to 8 existing units would be lost. One reason it's not lower: they predict very very few single-family homes. (ie, RH-1) would be redeveloped.
November 3, 2025 at 11:26 PM
Estimated net new units under low and high growth scenarios
November 3, 2025 at 11:22 PM
The report creates two future growth scenarios
November 3, 2025 at 11:22 PM
Housing prices and construction costs
November 3, 2025 at 11:22 PM
There are limitations to the model they used to estimate how many units the zoning plan would produce.
