Office conversions won’t be enough to rebuild downtowns; apartment buildings contain many fewer people than similarly sized office buildings do. Downtowns will need many NEW buildings, not just conversions.

point access blocks are *incredibly* efficient. you can fit 92% of double loaded corridor bedrooms in a PAB w/ 72% of footprint. with 70% of homes dual/corner aspect.

for 6 stories, the seattle project has a 40% higher FAR for minimal gain...
i'm saying more units doesn't necessary equal more residents.

2 projects w/ equal footprints.
left: seattle double loaded corridor. 52 units, 60 bedrooms. 43,770 sf floor plate

right: hamburg connected PABs. 32 units, 55 bedrooms. 31,485sf floor plate

Every time Cincinnati tries to host a global/national event (& gets denied) it’s often because of its mass transportation & other infrastructure related reasons. Olympic Games late 1990s bid for the 2012 games. Amazon HQ2 2018, World Cup 2022 bid.
The 2002MetroMoves plan could have tipped the scale.
One of the lesser-known legacies from Vancouver’s hosting of the 2010 Winter Olympics was significant transportation mode-shift that could usually take decades. We had to shift 30% of car trips DT during the Games, & specifically planned to keep most of that shift post-Olympics.

Boston released a guidebook for homeowners on planning and designing an Accessory Dwelling Unit (ADU) on their property. While more work needs to be done to permit ADUs, by-right, in more areas, this is helpful starting point for homeowners interested in adding one to their property.

1) ensure family-sized homes (2-3 bedrooms)
2) build local daycare, schools & supports

apartments in the US are basically hotels. so bad
Our building is 5 storeys, with single-loaded floors at the top and bottom.

Each stairwell serves ~63 units, call it ~120 people per stairwell.
