And as a buyer, if you make a no-contingency offer while you know that you need a loan (or worse, sell your house) in order to close on time... that's a pretty big gamble imo.

If buyer makes an offer contingent on getting a loan approved, or an appraisal, it's kinda hard to hide that from the seller

they're certainly not going to pay to fix *this* issue with a 1990-era platform, but they are not worried about liability, because there won't be any

I had a convo on Halloween with a guy who told me about people running lotteries in FB groups. Members "raffle" $$$ collectibles. But if item retail price is $1,000 and the person running the raffle sells 2000 tickets on venmo for $5 each- that's just gambling
