💯 although, it seems like Rodo has international plans which might mean another year with a lean start. No excuses after the summer window. That’s end of his “3-4 transfer windows” comment.

This feels more ‘flex/industrial’ than ‘flex/office,’ but with the appeal of local retail space. IMO, it could be the new infill product type for major metros due to tenant flexibility and broader prospect pool to meet proformas with a higher cost basis. Still, it’s a compromise we’re not ready for.
