Up to 7 duplexes within half a mile of me since they were made legal citywide in Raleigh about 3 years ago. This one has dropped $125,000 a side and not sold for over a year. But new ones are still being built. New Single Family Homes are $300,000 to $500,000 more.

The crabtree creek Greenway section next to my house has been under construction for what feels like 3 years, and it is so nice to get back on it today.

My Uncle bought ~200 movie poster & lobby card sets from a drive in theater when it closed in the 1980s and I have been selling them on eBay splitting the sales with him and a 529 for my kids. Fun little side thing. Sold 3 this month. www.ebay.com/sch/i.html?s...

My yellowwood tree (native to NC) has a funny feature where what looks like 9 leaves is actually (officially) just 1 leaf. Everything in these stem things that are also turning yellow with the leaves is apparently classified as one leaf. #cooltree

The last new build I saw is another duplex from Grayson homes. This is actually the exact same duplex using the same plans as the other one. Listed at $675,000 but their twin is down to $600,000 so guessing these will go for that or less.

I think the 2ADUs are allowed here because it is close to a frequent transit area, but some of the other duplexes should have also been able to do this. My guess is that this will be for rent because selling individually would be complex.

Next duplex is the only one in Raleigh I have seen with an ADU, & they are building 2 ADUs! The driveway set up is very different. They have a loop of 2 strands of driveway for each tire. With maybe grass in the middle? Duplex reminds me of a wild west town movie set building. Very different...
