I think that's a part that immigrants, *especially* those from poorer countries, can associate with in particular. They're still sending remittances to those who don't have it so good.

This is what I'm talking about. What is the *point* of a 50-year mortgage if it doesn't meaningfully lower your monthly payment? Almost no one is going to get these.

And that's assuming a .7% difference. If it's a whole percentage point, the 50-year will actually be *more* expensive monthly.
A 30-year mortgage currently has an interest rate of 6.3%. A reasonable guess it that a 50-year mortgage rate would be about 7.0%.

⇒ The monthly payment on a $500k mortgage:
- 30 years: $3,050 per month
- 50 years: Only $100 less at $2,950 (but 240 months longer).

This is a stupid idea because it won't actually allow anybody to get a mortgage who couldn't otherwise. It won't do anything except *maybe* push up prices for existing homes because you can borrow more. But mostly I think no one would get one if it were available, because there's no advantage.

You do have the benefit of locking in a payment, appreciation, and being able to choose what to do with your own place without asking your landlord.

The issue is that if interest rates are even 1% higher (in parallel with 15 and 20 year notes versus 30) your monthly payment won't be any lower.

Now I think Dems are very likely to carry the House, and honestly have a pretty good shot at the Senate. In a D+8 environment, you have ME, AK, NC, IA, MT, OH, maybe even (God willing) TX all in play. But let's not shift a D+12 next November just because of off-cycle specials this year.

I think people are over-indexing here on special elections. Dems have higher-propensity voters and do better in low turnout elections these last few years. A D+10 or+12 electorate in a special doesn't mean we'll see those numbers carry through to the midterms.

I've had a two-year lease at a house, just for the asking. The landlord raised the rent, and I countered by accepting the rate but only for a two-year.

But yes, it's quite unusual, and I own now specifically because I was tired of rent hikes.

Yes! HSAs are a good thing, though in large part it would be simpler to just make all medical care tax deductible. But they aren't health insurance and are worse than useless for the poor, who are mostly likely to have to pay that stiff withdrawal penalty.

I assumed it was in reference to the Sandwich Guy trial in DC, where the jurors asked whether two words were synonyms. The implication in the question was that if they were synonyms, they'd convict. The judge agreed they were synonyms. And then the jury acquitted. I was surprised based on the note.
