I wish this was doable for everyone (and might be somewhat doable for me as I live in a good suburb, but I can afford the luxury of owning a car), but most people I know need 2 or more cars per household, as public transport does not take them to work.

I have super (basically mandatory minimum 401k for Australians) for retirement savings (at least I hope I will). Assuming I don't have to pay real rent or mortgage by the time I retire, and Medicare is still intact, should be enough to cover my retirement.

Without those assumptions, I'd be fucked

It's a chicken and the egg problem, but once supply is no longer restricted and houses are in good enough supply, they will no longer be seen as a good form of investment.

Kelmscott would be best, but completely unrealistic imo. Gosnells at least has a turn back there, though iirc there's no neutral section between Gosnells and Armadale so that's not that easy either.

Yeah, the train is better if you're taking T1/T2. Taking T3 or T4 (most Jetstar and Qantas)? you're fucked.

I'd like to offer a correction, best option in that case isn't taking the bus to T1/T2 though, it's taking a bus to Redcliffe station which comes at the same frequency as the Airport line.

Perth's costs $4.16 to $5.20, and will soon be lowered to $2.80 to $3.50, and has a 12-15 minute all day frequency.

Driving doesn't include the ~3-5 min walk to the taxi stands, nor a longer walk to parking, but the public transport does include walking. Therefore, it handily beats driving, at least at 09:00 when this was looked up
