The G can already get to Woodland, yep. The suburban M and D trolleys can't, though. Connecting the G to 69th would connect the entire trolley system, as would connecting D2 to Darby Transit Center. Either option streamlines maintenance and operations.

"Journalist" is a broad label that includes beat reporters, opinion writers, and news anchors. You're describing what a reporter does, or perhaps an investigative journalist. Will Bunch writes editorials on national politics. I think he's very good at it, personally.

My graph says what I want to say really clearly. Check out the left side. Every single city that failed to increase housing units had rents rise, without exception. Cities should build more housing. That alone doesn't solve literally 100% of housing problems but it's a necessary step.

To be fair, that one outlier in the top right quadrant could very well be the result of investors buying up lots of new housing stock. Maybe it's a problem for that smaller metro. The overwhelming power of the linear relationship between supply and price is clearly 90% of the national story, though.

Did institutional investors simply forget to buy all the new homes in Phoenix? Is that why the housing got cheap? Or does this graph tell an extremely clear supply and demand story that you don't need to psychoanalyze BlackRock execs to tell?

Real life data shows it really is as simple as just building more housing. You don't have to go out of your way to punish bad behavior if you just make the bad behavior unprofitable to donin the first place (by building more housing)
