Real life data shows it really is as simple as just building more housing. You don't have to go out of your way to punish bad behavior if you just make the bad behavior unprofitable to donin the first place (by building more housing)

The Abundance guys are annoying, don't stick the landing on their talking point conclusions, and their blind spots are obvious, but they are objectively correct that building more housing lowers median rents. This graph of peer Midwest cities shows it clearly; more supply = lower rent.

You can remove the outlier of Minneapolis and the trend is still blindingly obvious. More housing= less expensive rent.
