PE is not causing a problem in housing, people using housing as their only store of value/wealth is way more of a issue than some company buying 50k homes when 100s of thousands of homes/units needs to be built in America. The scale is a key part to understand about the housing issue.

Nothing wrong with private companies from profiting. Private companies made profits off housing for 100s before our current housing crisis. It’s the he artificial limit of supply that has been made by making near impossible to cheaply build in America.

If you read the book he definitely gets into specifics. I heavily disagree about its only the rich cause delays in construction, but let’s still make it easier to build we have to stop letting everyone be able to stop development across the US.

He didn’t endorse doge he brought up how it’s still relatively popular even though everyone hates how’s it’s being implemented. Why do avg people feel that the govmt is highly inefficient and that there might be massive cuts to be made, because it feels like it takes the government to build anything

He kept bring up root cause, the California coastal communities, NEPA and CEQA. Many states and local governments have similar acts or policies. All of which stack on top of already established federal regulations, which can kill any project by death by a million cuts.

When those policies have been used (by everyone) to delay every building project across America, resulting many projects never happening or if they do go ahead they are massive over budget or become highly scaled down while still being way over priced.

I think we agree on areas of the conversation, but in the end Sam just wanted more hardcore progressive building practices, and Ezra what’s change. Clearly the progressive building models doesn’t work, because of price, building time and death by a million cuts from regional influences.
