I suspect there may be some geopolitical objectives hidden in Trump's "peace plan". Whether Ukraine caves and leaves a weak barrier to further Russian adventurism or decides to fight on with just European support, Russia and Europe, 2 major competitors of US, will be locked into a costly arms race.
This is not a “peace deal”. It’s a 28-point surrender plan drafted and leaked to US media by Russia, and Trump treated it like it was his own. Rubio admitted as much to senators.

This is shaping up to be a train wreck.
