Better Blocks New Jersey | Father to one eggshell plaintiff and one tortfeasor | M&A Lawyer

Interested mostly in posting about Jersey City, transit-oriented development, urban fiscal policy, and Star Trek.
Safe streets are not optional but the danger we face daily is a choice: poor road infrastructure, lack of enforcement, and large vehicle sizes.

The Dutch "Stop de Kindermoord" movement remade their cities and roads to serve people, creating safety for families of all ages.

Katie Brennan in LD-32 for her positions on land use and zoning reform.

Vote for Bhalla, Ramirez, and Saleh as you see fit.

Do not vote for HCDO-backed Fonseca & Pu.

Barbara McCann Stamato in LD-31 for her support of Liberty State Park and her work trying to find a compromise to prevent the full Turnpike widening in Jersey City.

Do not vote for HCDO-backed Walker or Sampson due to their support of the Turnpike.

I can't wait for the primary to be over so Jersey City Twitter can go back to our regularly scheduled program of dunking on Jim McGreevey.

For example, we can call this element of McGreevey's housing plan "pray-to-play."

@talyaschwartz.bsky.social is too kind here. A large portion of the lobbyists' comments were actually focused on buttering up Chairman O'Connor and attacking politicians speaking out on the project as "opportunists." All while the same lobbyists' clients were busy donating to buy HCDO support...

When I look back on Murphy's second term, it's a list of disappointments:
-NJTransit decaying
-OPRA gutted
-The Liberty State Park fight
-Property tax giveaways to older, wealthier residents
-$11B to donors with the Turnpike expansion
-Tammy for Senate
-The Pompidou revenge tour
What was the point?

This checks out. 🙄

@govmurphy.bsky.social is pushing the useless Turnpike expansion, which Sampson supports.

Murphy also signed the act that nearly privatized Liberty State Park. And Jerry Walker took a $250k donation from Fireman to push it on Jersey City.

There are a variety of bills in Trenton related to housing affordability.

At @betterblocksnj.bsky.social, we will be writing about all of them soon. One of the best pieces of legislation would allow mid-rise apartment buildings to have one stairwell, lowering costs and increasing living space.

I'm pissed the city council tabled the contract to build a playground on Barrow Street after listening to Councilmen Boggiano and Rivera support parking over parks.

Kids deserve space on the plaza, too. It's a good spot for a mini-park.

It's always two steps forward and one step back in this city.

Whether it's keeping Liberty State Park free from commercialization or investing in new urban parks, the best cities have plentiful access to outdoor spaces.

We want to see the Bergen Arches, the Embankment, and the Hudson-Essex Greenway add to the richness of our public places.

Traffic deaths are preventable. Vision Zero is a model that can save 700 lives a year statewide.

We'll advocate for vibrant communities built around public spaces from local parks to walkable streets with infrastructure to keep pedestrians, bike riders, and motorist safe.

New Jersey is facing sky-high housing demand and surging prices as our population grows. Affordability comes from abundant housing supply.

Better blocks start with better land use: more homes near transit, shops residents can walk to, and neighborhoods designed for people.

Better Block's goal is to ensure the progress cities like Jersey City have made—on housing, Vision Zero, and urban vitality—continues and can be replicated in communities across Hudson County and New Jersey.

We want to make smart growth the norm, not the exception.

@3underscores.bsky.social and I are launching
@betterblocksnj.bsky.social — a new political advocacy group focused on working with elected leaders and candidates starting in Jersey City to:

🏘️ Build more housing
🚆 Improve mass transit
🚸 Make our streets safer
🌳 Protect our public parks

From the other place…

I’m still honestly shocked how brazen McGreevey has been over raising and accepting money from MAGA Republicans in his bid for Jersey City mayor.

They clearly see some alignment or affinity for his policies which should give us all pause.

Why does HCDO back this?
April 30, 2025 at 4:38 PM
@jerseycitytimes.bsky.social: you should probably have an editorial note that Pawel here is 1) an elected Republican; 2) lives in another town; and 3) has endorsed Solomon’s mayoral rival Jim McGreevey.

Best to make sure biases and conflicts of interest are disclosed. Even in Op Eds.

My local neighborhood association just sent this out.

All of us downtown should be supporting and not opposing this project.

It will bring new restaurants and entertainment to the pedestrian plaza, strengthen our local businesses, and make it harder for AirBnBs to profit from our neighborhood.

Two months in to congestion pricing and traffic on NJ’s highways is still noticeably lighter during rush hour with fewer backups at interchanges that used to be snarled with traffic.

Most grateful for protected bike lanes on windy and rainy days like today.
March 6, 2025 at 12:33 AM
We’ve seen months of hearings between the owners and zoning that have delayed work from starting on the Albion Hotel.

This project will bring new jobs, new customers to Newark Ave, new amenities, and more competition for AirBnB.

The bank building is growing mildew while we wait.

At the end of the interview Presinzano defends Garage B as a revenue source, walks back the educational facilities ask (admin was considering it), complains 25 stories is too tall, literally mentions it’s “his backyard,” and says it’s too much affordable/workforce housing.

I think this weird little piece of Jersey City history is worth saving and is better off left as a quirky building than a dismal alley-way sized “park.”
March 2, 2025 at 3:17 PM
This is what you’re applauding when you celebrate unilateral and illegal executive action to cancel congestion pricing.

It’s time to resign. You cannot govern NJ if 1) you cannot respect the rule of law; or 2) you pay homage to a man who has denigrated his office.

Parking violations abound. Daily.

I’ve never seen the parking authority or JCPD write a single ticket.
