Despite nearly 10% year-on-year increase in new homes nationally, NM is down 1.6% for the first 10 months of the year. We need to increase annual production significantly to close the 40k unit gap we now have statewide.

Interesting site visit to the Daybreak master planned community in South Jordan, UT. 4700 units, a minor league baseball stadium, and other amenities colocated with a light rail stop and enabled through special state Housing Transportation and Redevelopment Zone legislation.

It all starts with data- when you have clear needs data you can then set goals, budget to them, and measure outcomes. Novel right? So we’re building a housing data dashboard that will summarize or gather missing data to drive our strategies and goals. Here’s an early beta of new unit pipeline 12/

We now need over 40,000 new housing units just to meet the current need. Housing shortages mean prices reset to the highest capacity to pay and the lowest income folks get left out and new housing is way more expensive- the median cost new home is unaffordable to 82% of New Mexicans 9/

You see, the issues we face were years in the making. On average since the 2009 downturn, NM has been producing about half the housing it did for the 15 years before the Great Recession as you can see clearly in the graph below. And we still underbuild new housing today. 8/

What most don’t understand is that our housing issues are now systemic and extend beyond our ability to subsidize sufficient housing for the massive group of people priced out. And if we don’t fix the systems, we will continue to get less affordable housing, despite record public investment. 7/
