I think the focus on prefabrication and modernizing the construction industry is more about being able to build faster and better rather than cheaper. In the end prices are high due to a lot of speculation in the market due to the high demand from migrants coming from rich countries.

The government also announced last year this plan to speed up construction by focusing on modernizing building systems and prefabrication which is sorely need. Not like this be the only solution to the problem, of course. Imo affordable housing scarcity is the biggest issue in the country atm

You're definitely right that it's not sustainable but tbh this has been an explosion of immigration from all over the world that was pretty much impossible to predict.
