I get that but the club get advance money from original sale, only give a percentage back in credit & get full price when resold. Equals more than face value

I believe Everton decided to keep to the lower height because it's a lot stricter rules to go higher. I also believe no high rises will be in the way of the view as the ground was built 1st.
