Entirely depends on “community” right? Is it reaching only the retirees entirely inside your LGA or did you manage to get the flat out working age parents living at the city periphery desperate to move back to the suburb they grew up in but now totally can’t afford?

Also more low floor area - more accessible with larger capacity for prams, wheelchairs, bikes etc.
