Something I was talking about with my wife was I think people broadly appreciate authentic stories.
So movie like Sinners or heck The Barbie Movie do well. While Disney produce stuff misses.

Parcel out land, rezone for height, and sell it on the condition a developer will lease a lot more parking to the city from the development.
