Every single report to shareholders from a large REIT includes something about how it's great that market-rate multifamily housing isn't getting built in high-cost coastal cities because the shortage is what allows them to rent gouge.
New housing stops landlords from raising rents—take it from the CEO of AvalonBay, one of NYC's largest landlords:
"We're well-positioned… we face significantly less new supply. Land entitled for multifamily is hard to come by, the amount of time it takes to get those entitlements… sets us up well.”

On August 4th, Tempe city staff will take feedback on a proposed "Middle Housing Overlay" which would allow Missing Middle homes on single family lots near downtown.

This is now required by state law, but Tempe's proposed ordinance has two big issues.

In a positive step, Tempe is moving forward with pre-approved ADU designs, which the city says should make it cheaper and faster to get ADUs permitted.

ADUs using pre-approved designs will see Plan Review Fees waived and faster permitting.

NEW: Every Tempe elected official should see this polling.

58% of AZ voters support new apartments near them to bring down housing costs.

NIMBY voices are loudest at city hall, but voters *want* new homes built. It's time for local electeds to take note.

The Starter Homes Act would give more Arizona families a path to homeownership and complement the governor's existing Arizona is Home program.

More homes available at better prices means assistance for first time homebuyers will go further.

We hope the governor will sign this bill.

Multi-modal transportation and affordable housing were two TOP PRIORITIES of residents who submitted the recent budget survey that we shared last week.

To better support those priorities, we’re calling on the City to adopt a Complete Streets policy and expand Missing Middle housing across the City.

Tempe is in the process of allowing naturally affordable Missing Middle homes to comply with state law.

This provides Tempe with an opportunity to do more to meet its housing needs. Sadly, at the meetings it became clear the city intends to do as little as legally possible.

Arizona requires Tempe to allow missing middle one mile from their downtown urban core

When asked if they had even *considered* doing more than the bare minimum, the answer was a flat “no”
