Yesterday a pedestrian was killed in front of my workplace. It was very upsetting to witness everything around it. I dream of a day where we will not put people’s lives in danger by design. We know everything we need and have the means to make so that such things do not happen every day /1

Home Truths: fixing Canada’s housing crisis by Carolyn Whitzman decline hi We Policy inter- renion, in which governments build and allocate homes and strictly control prices, is hard to imagine a scenario where home ownership would address the needs of all households. Measures intended to spur home ownership (including capital gains tax exemptions for principal residences, low interest rates, and grants and tax-free savings accounts for first-time home buyers) often fuel speculation. Subsidizing speculation has led to the wealth gap. Between 1976 and 2016, price escalation increased net wealth in owner-occupied principal residences by s2.6 trillion, and then house prices doubled by 2023. One-twentieth of the wealth is owned by households headed by / an adult under thirty-five (who make up 29 percent of adults). One-third of the wealth is owned by people sixty-five or over (21 percent of adults). But annual revenue from municipal property taxation decreased by 54.4 billion between 1976 and 2016, just as income tax rates have decreased and become more regressive. One generation benefited, at a huge cost to the next generations. If you're a boomer who bought your first house in your twenties or thirties between 1965 and 198s, congratulations! You're sitting on huge unearned wealth that's blocking your child or grandchild from finding an affordable home near you. If you, my fellow boomer, recently voted for a mayor who promised no property tax increase, or if you opposed an affordable-housing development in your neighbourhood, shame on you. You're as bad as any REIT. There's no magic-bullet fix. The current generation would need home prices to fall to a third of current prices (a quarter in Toronto, a fifth in Vancouver). If that happened overnight, two-thirds of households would lose value on their primary asset, and one-third would be paying off debt on an asset worth a fraction of its former value. That's what led to the collapse of economies during the Global Financial Crisis.

This is important.

Years ago, while I was advising the City of Sydney Australia on various things, there was an INFAMOUS day where a particularly bad state-level minister of roads was stuck in traffic and saw bike riders zooming by his limousine in a well-used, safe, protected bike-lane.
