The old term was Voodoo math. The city has created a “halo” area for the TADs. Saying that the made up “halo” areas boomed due to the TADs, namely the Beltline, leading to an additional $35m in tax revenue. Thus we should extend the TADs. I hate politics.

Wow. Great use of funds GA
In 2013, we gave General Motors $17.5 million in state & local tax incentives to get an "innovation center" in Roswell, GA. That's tax money that could have gone to public services.

Today, GM is closing the center. 325 people are being laid off.

When the most detailed expenditure of proposed TAD funding is $155M to The Stitch, another giant sparkling project that doesn't really qualify as necessary infrastructure (we could use a lot more 5th Street bridges)... well, doesn't really make one lean towards the TADs as responsible does it?

So the City *has* updated the in lieu fee, though they keep it excellently hidden. h/t Center Civic Innovation.
The updated fee shows that the Gulch bros got away with $6M less than they should have been charged.
Where are the 61 units the Gulch should have provided?
This admin only talks about affordable housing.

Where did the $8M go that Centennial Yards paid (way under-paid) in lieu of 61 affordable units? Where are the 61 units?

The City *still* has not updated the 2017 in lieu fee, as legally required to keep pace with the cost of housing.
In FY25, Andre Dickens’ administration allocated almost $13 million — over 75% of the $17 million disbursed to the Affordable Housing Trust Fund — to pay $8.8 million toward housing-related bond debt and at least $4 million for city staff salaries.

Matt Westmoreland don't want that to happen again.

You can make any policy sound nice by using buzzwords like “affordable housing” and “equity”. But you need to look at the numbers and ask if these projects are actually delivering what they claim. TADs haven’t delivered for Atlantans who need affordable housing most!

If you think the “affordable housing”being built in Atlanta is the solution, I encourage you to look at the evictions filings for these properties, look at the data on rent burden, look at the vacancy rates in these units. We are still going backwards. And TADs are not the solution.
